A prominent property developer approached us with a brief for their latest condominium project in Cyberia, Cyberjaya — a 300-unit mid-rise development targeting young professionals and families. The developer wanted a resort-style pool facility that would serve as the centrepiece amenity and key selling point for the development, but the available outdoor footprint was limited to approximately 650 square metres — a tight space for a resort-calibre design.
The brief specified that the pool area needed to cater to multiple user groups simultaneously: families with young children who need a safe wading area, fitness-oriented residents who want a proper lap lane, and couples or social groups who prefer a relaxation zone with jacuzzi features. All of this had to feel cohesive, luxurious, and distinctly "resort" in character — not like a standard condo pool.
Additionally, the developer required a design that could be constructed within their existing project timeline and budget, ruling out highly complex structural features. The pool also needed to integrate seamlessly with the surrounding landscape plan, which included a barbecue pavilion, a sundeck, and tropical planting zones.
Our design team spent the first week conducting a detailed site analysis, studying the sun path, prevailing wind direction, sight lines from the condo towers, and the relationship between the pool area and the adjacent landscape zones. We also reviewed pool designs from comparable developments in the RM400K-600K price bracket to understand buyer expectations.
The concept we developed is a multi-level, flowing pool layout that uses elevation changes to visually separate three distinct zones within the single water body. The main level features a 25-metre lap lane along the eastern edge, oriented to receive morning sun while being shaded by the tower in the afternoon heat. The central zone steps down 300mm into a freeform social pool with a curved sun shelf, underwater seating ledges, and two cascading water features that provide visual interest and white noise. The western end houses a raised jacuzzi zone with six hydromassage jets, separated from the main pool by a stone-clad wall with a spillover waterfall effect.
For the family-friendly wading area, we designed a zero-entry "beach" approach on the south side — a gradual slope from dry deck into 300mm of water, with a textured non-slip finish and playful mosaic tile accents. This gives children a safe, shallow area while parents can supervise from the adjacent sun lounger deck.
We produced the full design package in three weeks: detailed AutoCAD plans, a complete 3D rendered walkthrough using SketchUp and Lumion, material specifications, a filtration and circulation schematic, LED lighting layout, and a landscaping integration plan showing how the pool transitions into tropical planting beds with frangipani, bird of paradise, and coconut palms.
The design was presented to the developer's board and their appointed architect in a single presentation session. The 3D walkthrough — which showed the pool from multiple angles including aerial views, poolside perspectives, and a nighttime lighting simulation — received unanimous approval on the first presentation without any revision requests. The developer described it as "exactly what we envisioned but could not articulate."
Construction commenced within two weeks of design approval, using our detailed plans as the construction documentation. The developer has since engaged us to provide the pool design for their next two projects — a serviced apartment in Putrajaya and a boutique development in Damansara Heights. The Cyberia pool design has also been featured in the developer's sales gallery and marketing materials as the headline amenity for the project.
The complete design package delivered to the developer included the following items, ensuring the construction team had everything required to build from our plans without ambiguity.
The design divides the 420 sqm water area into three distinct zones, each serving a different resident profile and usage pattern.
| Feature | Lap Lane (East) | Social Pool (Centre) | Jacuzzi (Elevated) |
|---|---|---|---|
| Dimensions | 25m x 3m | 15m x 8m (freeform) | 4m diameter |
| Depth | 1.4m uniform | 0.3m - 1.5m variable | 0.9m |
| Key Features | Morning sun, afternoon shade | Sun shelf, underwater seating, water features | 6 hydromassage jets, spillover waterfall |
| Capacity | 8 swimmers | 40 guests | 8 guests |
| Special | Competition-grade lane markings | Zero-entry beach approach (south) | Elevated platform with cascading edge |
Based on our experience with the Cyberia project and dozens of similar developer engagements, here are our recommendations for property developers considering a pool design.
"We briefed three pool companies and Ultra Pool Care was the only one that truly understood the resort concept we were after. The 3D walkthrough blew our board away — approved on the spot with zero changes. They have since become our go-to pool design partner for all new developments."
