Monthly Pool Maintenance — Landed Home in SS2, PJ

Monthly pool maintenance at a landed home in SS2, Petaling Jaya

The Challenge

The homeowner of a semi-detached house in SS2, Petaling Jaya had been struggling with recurring green pool water for over two years. Despite hiring different pool service providers on an ad-hoc basis, the problem kept returning — particularly during the monsoon season from October to February, when heavy rainfall would dilute the chemical balance and introduce contaminants into the pool.

When we first assessed the pool, the water was cloudy with a greenish tint. Testing revealed that the pH was fluctuating wildly between 6.8 and 8.2 depending on rainfall, the cyanuric acid (stabiliser) level was dangerously high at 120 ppm due to over-use of stabilised chlorine tablets, and the calcium hardness was below the recommended range. The sand filter media had not been changed in over four years, and the timer on the pump was set incorrectly, resulting in only five hours of daily filtration — far too little for a pool exposed to tropical elements.

Our Solution

Rather than another one-off treatment, we proposed a comprehensive monthly maintenance plan designed to address the root causes of the recurring issues. The plan includes four visits per month — one full-service visit and three chemical-check visits — with seasonal adjustments built in for Malaysia's wet and dry periods.

During the first month, we performed a complete system reset: we partially drained and refilled the pool to reduce cyanuric acid levels, replaced the filter sand with high-grade glass media (which offers superior filtration and longer life), adjusted the pump timer to run 10 hours daily, and installed an automatic chlorinator to maintain consistent sanitiser levels between visits.

Each monthly full-service visit includes manual vacuuming, tile brushing, skimmer and pump basket cleaning, backwashing the filter, testing and adjusting all chemical parameters (pH, chlorine, alkalinity, calcium hardness, cyanuric acid, and phosphates), and a full equipment inspection. During the monsoon months, we increase the chemical check visits to twice weekly and pre-treat with algaecide before expected heavy rain events.

The Result

Within the first two months, the pool water stabilised completely. The cyanuric acid dropped to 45 ppm, pH remained consistently between 7.2 and 7.6, and the water clarity was visibly transformed. The homeowner noted that this was the first time in years the pool had stayed clear through an entire monsoon season without a single green-water incident.

Over the 12 months of service, we also achieved a 30% reduction in overall chemical costs. This was largely due to the automatic chlorinator reducing chlorine waste, the glass filter media requiring less frequent backwashing (saving water), and the proactive approach eliminating the need for expensive shock treatments that were previously required every few weeks. The client has since renewed the maintenance plan for a second year and referred two of their neighbours to us.

Monthly Service Checklist

Every full-service visit includes the following tasks, performed by our trained two-person technician team. Each item is logged and documented in the service report shared with the homeowner after every visit.

Full pool vacuum (floor & walls)
Waterline tile brushing
Skimmer & pump basket cleaning
Filter backwash & rinse
pH level testing & adjustment
Free chlorine testing & dosing
Alkalinity & calcium hardness check
Cyanuric acid & phosphate testing
Equipment inspection (pump, filter, timer)
Water clarity visual assessment

12-Month Water Quality Tracking

The table below shows how key water quality metrics improved from the initial assessment (Month 0) to the 12-month mark under our maintenance plan. Consistent, proactive care made all the difference.

Metric Before (Month 0) After (Month 12)
pH Level 6.8–8.2 (unstable) 7.2–7.6 (stable)
Free Chlorine Inconsistent (0–5 ppm) 1.5–3.0 ppm (optimal)
Cyanuric Acid 120 ppm (dangerous) 45 ppm (ideal)
Calcium Hardness Below range 200–250 ppm
Monsoon Green-Water Multiple incidents/year Zero incidents
Monthly Chemical Cost RM 280 avg RM 195 avg

Tips for Pool Owners Between Visits

While our monthly plan covers all the heavy lifting, there are a few simple things homeowners can do between service visits to keep the pool in top condition.

  • 1 Skim the surface daily if possible — removing leaves and debris prevents staining and algae growth.
  • 2 Check the water level weekly; it should sit at the midpoint of the skimmer opening for proper circulation.
  • 3 Avoid adding chemicals yourself unless trained — incorrect dosing can cause more harm than good.
  • 4 Keep the pool area clear of overhanging branches and organic matter to reduce phosphate levels.
  • 5 If the water starts looking cloudy between visits, contact us immediately rather than waiting for the next service.
"For two years I was throwing money at my pool and it kept turning green. Ultra Pool Care actually diagnosed the root cause — too much stabiliser and not enough filtration time. Now my pool is consistently beautiful and I am spending less than before. Should have called them sooner."
